Update 1 year later in June of 2009... We are at an all time low in inventory in many of our retirement communities and once again, I am running out of personal inventory to sell. This May & June was the busiest May & June we've had in years and I can only assume it will continue through the end of the summer.

Nothing could be further from the truth! I have four buyers, that I know of, coming in this month alone. 
And I have many others waiting for the perfect home to come on the market so they can write an offer. And I'm not the only agent working the area.
In fact some of my buyers are getting nervous the right home isn't going to appear in the timeframe they are looking for.
The fact of the matter is, we have SERIOUS buyers that roll through in the summer months. You have to be if you want to brave 110 degrees +. Some of them think they will get the deal of the century, some of them want to have their new home set up BEFORE their visit in the winter or spring months.
What they find is when they roll into town in June, July & August is fewer homes on the market and sometimes competition for the home they love. Did you see the fewer homes part, Mr. or Ms. Seller? What this can mean to someone who has a true gem of a property, is a quick sale at top dollar for the current market.
Last year my best months sales were in August. And buyers were scrambling over the nicer properties.
