Price can certainly overcome any objection, but buyers like to double the costs of updates, and you can't blame them. So sellers may really be hurt and take way less than if they would get their home "market ready" including staged. It is especially true in a vacant home. When buyers see the home is vacant they now assume the seller is even more desperate to sell the home, it's proven that vacant homes sell for less than homes that are occupied or at least staged to look like it may be occupied, plus it just looks better when the home has nice furniture, etc.

Kathy.....thanks for the re-post!  Agree that the sellers may not want to hear it....but this video really "dumbies it down" so a 10 year old can understand what it takes to sell....price & presentation. 

Wish all sellers could see this BEFORE they put their home on the market!!

Paul - You make a great point. We were getting feedback on one of my listings about how it would cost 12-15k to put granite countertops in their home. When they priced it out for themselves it actually cost a little over $6k to have them done Kathy - I was glad I came across your post. Thank you!
