Sun City Grand Resales - January 2010

There were 25 properties that sold in Sun City Grand this year in January compared to only 16 in January of last year.  In 2008 we had 33 homes that sold, seven of which were golf course lots.  This year only one was a golf course home and 3 were foreclosure properties, which brought the price per square footage down some.  One of the foreclosures backed up to a busy interior street and one, while beautiful, was (quite literally) a stinker of a house with possible mold and definate cat urine everywhere. 

If you see other sales that look like exceptional deals the first thing you should do is Google map the address.  There were several that backed up to very busy roads or highways and some that had views of the power lines.  As I have said in previous blog articles... the best "deals" in Sun City Grand quite possibly have location or condition issues.

Kathy -- was reading an old article on the internet about the Power Line Proposal and the possibility of APS relocating the lines.  I am one of the residents of Sun City Grand that is backed up to the desert and can see these power lines and it does affect our property values.  Have you heard any news lately with updates about these lines being relocated?  Thanks, Kathy!

Bari - No.  I hadn't heard so I tried to get some info.  There is a new approved route but what I don't know is if they are planning on changing the existing route or just adding to it.  I have included some links to information that may help you get to the bottom of it for yourself.

Kathy with all the snow coming you should see lots of snow birds this year, might be why the sales are up? Lower prices, snow, and the boomers who didn't go broke are buyers.

Mary - You are absolutely right.  With baby boomers turning 65 every 7 seconds or so there are enough that didn't lose everything, when the stock market tanked, to keep our market pretty active.  The prices have come down but not as much as the Phoenix area overall.  They are still far lower than 4 years ago though and whenever the big snow storms hit up north my phone starts ringing.

Karen, I can bet on that; 4 of my close friends and neighbors are heading south the end of this week. That's if they can get out of town with the newest snow fall coming of 5-6 inches. My husband and I are heading to FL for a month, as we are baby boomers too, renting for now, I do prefer AZ.

Has the eventual widening of the 303 affected the home value of those homes that face the 303?

Catherine - Thank you for taking the time to follow my blog!  :)  We are getting in to the busy time of year for sales so I probably won't have the time to write as many articles for the next couple of months.  Stay tuned...

As far as the 303 goes, yes... to a certain extent.  We find the homes that back up to the busy highways/roads and/or the high tension power lines sell for less per square foot than the same house would elsewhere in the community.
