Portrait of a popular Sun City Grand Floor Plan... the Borgata - Why is it so popular?  One of the most popular models for Del Webb/Pulte was arguably the Sun City Grand Borgata floor plan.  What makes it so popular?  Think Goldilock's and the Three Bears.  At around 1850 s.f. it's not too big, it's not too small... it's just right.  That and the fact it is a split bedroom plan giving your guests (and yourselves) some privacy from each other.

The original design (at least here in Arizona) started out in one of the last phases of Sun City West as the Prescott floor plan.  The days of having a separate living/dining/family room were on their way out and the "great room" concept was becoming more and more popular.

Once Del Webb moved across the US-60 to break ground in Sun City Grand the Prescott was renamed AND re-introduced as the Palo Verde floor plan.  As is the case with most popular designs, there was room for improvement.  While some buyers liked the extra entrance into the breakfast nook from the entry, many didn't like the way it cut down on the kitchen counter space.  In the Borgata Del Webb eliminated the second entrance to the kitchen and expanded the counters, while also making changes to the master bath and utility room.

The popularity of this plan didn't stop there though.  Del Webb/Pulte expanded it to just under 2100 s.f. and took it to Corte Bella as the Encanto model.  You can also see it as the Sun City Festival Destiny floor plan.  I tend to think of the Corte Bella & Sun City Festival versions as a Borgata on steroids.  Emphasis was put on enhancing the kitchen and great room, although every area of these models has "improved".  The kitchen island, extra counter space and expanded breakfast nooks make these homes a cooks/entertainers delight.

What I like about builders is that they offer incentives, warranties, etc and that's another great floor plan that is good for buyers, keep the good work and sell many of these ! :P

Josee - You are welcome.  As you know, it is a little confusing when you first start to work these communities, figuring out which models are basically the same floor plan.  Del Webb was great at rolling out the same plan several times and calling it something different each time.

Ray - You aren't alone.  People prefer to buy new over "used" not only for the incentives but because they can pick out many of the elements in their new home.  What happens though is that if their circumstances change and they find they have to sell within 5-7 years or so, they are usually upside down on the deal.
