Foreclosures in Corte Bella, Sun City West, Arizona - 2009

There were 24 Corte Bella foreclosures that sold this year vs. 4 in 2008.  It looks as though 2010 will see at least as many, but could have many more than 2009 as the Corte Bella real estate inventories are running still higher than the current demand.

Out of 101 total homes sold in Corte Bella in 2009, the 24 foreclosures equates to 23.8%. This is one of the highest percentages for the Arizona golf retirement communities but is still quite a bit less than the city of Phoenix where 65.9% of the homes sold this last year were foreclosures, or the current national average for that matter. Corte Bella Real Estate Sales for the 4th Quarter of 2009

Corte Bella real estate sales for the 4th quarter of 2009 have been posted to my website. Sales were up considerably this quarter (29 homes sold) over the same time period last year (11 homes sold).

While the Corte Bella real estate market has struggled in the past due to high inventories and the Corte Bella foreclosures are still higher per capita than other retirement communities, the brisk sales of this last quarter show a glimmer of hope for this beautiful community.

It all comes down to supply and demand.  We realtors look at absortion rates to take a temperature, as you will, of the markets health. If the inventories don't sore in the next couple of months and we continue to see increased sales this next quarter, Corte Bella will be much closer to recovering.

Having said that there are currently 7 foreclosures showing up as MLS listings with around 21 more in pre-foreclosure. Some of these may be sold successfully as short sales but many will go back to the banks.

Corte Bella Resales

3rd quarter sales figures for Corte Bella resales have been posted to my website.  Sales were up this quarter (22 homes sold) over the same time period last year (13 homes sold).  This is probably due to the increase in foreclosures and short sales this last year (i.e. - great deals!). 

I'm afraid this beautiful Arizona retirement community's real estate market will continue to struggle this next year.  The inventories are still too high for the current demand which will continue to drive prices down on the owner occupied resales.  As a result we will continue to see the Corte Bella foreclosures and short sales rise.

There are currently only 3 foreclosures showing up as MLS listings but according to the tax records there are about 30 that are pre-foreclosure.  Some of these may be sold successfully as short sales but many will go back to the banks.

Corte Bella Home Sales Report - 2nd Quarter 2009

I just posted the 2nd quarter sales figures for Corte Bella real estate. As I said in an earlier post, home sales in Corte Bella have picked up. Part of this is due to a greater number of short sales and foreclosures which mean lower sales prices.

For the future health of this gated community though, we need to see this inventory reduction. It's a tough pill to swallow for current homeowners trying to sell, but is ultimately necessary for Corte Bellas' real estate market recovery.

Awhile back I did a blog article on restaurants in Sun City West, AZ. At the time I neglected to include a beautiful restaurant that provides a fine dining experience, located in the gated country club retirement community of Corte Bella. Because Corte Bella is a gated community, non-residents may not realize they are welcome to eat at the Anacapa Restaurant. In fact, restaurant management would LOVE your patronage.

If you haven't had the opportunity to visit the community you will be in for a treat. Just tell the guard at the gate that you wish to have lunch/dinner at the Anacapa Restaurant. The guard will then give you a visitors pass and you are on your way.

The restaurant boasts painted murals with a Santa Barbara/Mediterranean feel to the architecture... and, of course, gorgeous views of the golf course. I have included a copy of the summer menu as well as the summer hours. If you are like my husband and I, you are looking for new places to try out. Anacapa's is a special, AND affordable, place to eat. AND it's in our backyard. BTW... the Steak & Blue Salad is out of this world!

Corte Bella Real Estate & Home Sales Reports


Corte Bella sales have picked up significantly in the last 6 months. Over the next week I will be providing sales reports that will go back to the beginning of 2008. For now you can see Corte Bella Homes Sold - 1st Quarter 2009 and Corte Bella Homes Sold - 4th Quarter 2008. As you can see in the latest reports, foreclosures in Corte Bella, as well as short sales, are up considerably. Corte Bella was hit harder than other AZ retirement communities, by the slump in the Arizona real estate market, in large part due to the timing of Pulte Homes closing out the new construction in the community.

At the time the market started sliding, Pulte was offering huge incentives on their remaining inventory which made it near impossible for sellers to compete. As a result resale inventories rose to staggering heights, leaving many sellers in dire straights. The good news is, it appears that while the "deals" are being snatched up, inventories are coming down to a more acceptable level.

For you buyers looking for the real estate deals in Corte Bella, I have set up webpages that display the foreclosures and short sales. For the best foreclosure deals however, it is best to be set up with a custom search that is emailed directly from the MLS as soon as something comes on the market. When working with the banks, cash deals will often beat out offers requiring a new loan and you need to be ready to make a move quickly.

Outdoor living is probably one of the biggest draws for people moving to the desert southwest. And many of us put a great deal of thought into how we want our own private oasis to look. I know I did.

My husbands & my first Thanksgiving here, after our move from Washington state, was spent with family over in Scottsdale... on the back patio, next to the pool w/ water feature, under palm trees and amongst hibiscus and overlooking Lake Serena in Scottsdale Ranch. The sun was setting across the lake with a reflection of the sunset in the water. I got my first taste of what an Arizona backyard SHOULD be. This was paradise!

Of course we can't all afford luxury like that, but we CAN all take pieces of it to create our own backyard oasis. Two years prior to ever moving here I subscribed to Phoenix Home & Garden Magazine. I had a sense of what I wanted my outdoor living space to be but started collecting pictures so that when the time came, I could show a landscaper what my vision was. A good landscaping company should be able to capture your vision while staying within your budget.

 

~~ Some Ideas to Consider When Creating Your Backyard Paradise ~~



Not everyone has, or wants, a pool but a water feature, can add just the ambience you are looking for.

For those in communities where walled yards are not allowed, extended patios with knee walls or half walls can provide a sense of privacy while also giving you more seating options for your entertaining needs. I've seen many homes in Sun City Grand that don't have a walled backyard but have all the privacy they want due to these half walls and strategic plantings.

 

 

 


 

 

Outdoor BBQ's are a staple of our lifestyle down here. One that has been built in will add value to your home when you sell, adding a feeling of luxury to an area that is quite utilitarian. And let's be honest.

Wouldn't you rather look at a nicely finished buit-in BBQ than a portable gas grill with its butane tank?

 

 

 

 

If you have it in the budget and love to entertain, an outdoor fireplace or firepit would be a nice addition.

People from out of the area scoff at the idea of needing a fireplace in the Arizona desert, but it gets below freezing on many winter nights. The first winter we were here I had packed away my electric blanket thinking I'd never need it again. It wasn't long before I was trying to figure out which box I had put it in.

 

 

 



In Washington I had quite the English garden. I learned quickly here though, that it's best to use the desert adapted plantings.

That still leaves a wide variety of flora to choose from. I took my inspiration from books on Italy, the Mediterranean and my trip to San Miguel Mexico. I have a number of books in my library and I poured through them looking for ideas.

I love how they used bougainvillea and palm trees alongside cacti, creeping fig and towering cypress. Miniature citrus trees were found in large pots (here it's best they go directly in the ground). Then throughout the landscapes were pots full of geraniums and other annuals, as well as herbs.

 

 

 

 


Whatever you decide to plant, you might want to add something that will attract the area hummingbirds. I love these amazing creatures and marvel at the tiny nests they build for their offspring.

It's very easy to invite hummingbirds into your backyard. If you don't have plants that are doing the trick just put out a feeder. I never get tired of watching them and their antics.

On more than one occassion, I've had one fly directly up to me and hover just a couple of feet away. They are very social little things and I like to believe they are just saying hi and thanking me for the food I put out. What can I say... I've got a vivid imagination!

One last thing. If your HOA doesn't prohibit it, consider the use of color in your backyard oasis. I like using large blue pots for my geraniums. I've also been in some yards where they have painted a wall a bright color or used spanish tiles to create a grotto effect.

Creating a space such as this feeds your soul and your senses. Isn't it time to treat yourself?

Corte Bella Short Sales in Real Estate


What is a short sale? I have clients ask me this all the time since we do come across them in our Arizona retirement communities from time to time. The following is a definition of short sales that I borrowed from Wikipedia.

"A short sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on a loan secured by the property sold.

In a short sale, the bank or mortgage lender agrees to discount a loan balance due to an economic or financial hardship on the part of the mortgagor. This negotiation is all done through communication with a bank's loss mitigation or workout department. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender, sometimes (but not always) in full satisfaction of the debt. In such instances, the lender would have the right to approve or disapprove of a proposed sale. Extenuating circumstances influence whether or not banks will discount a loan balance. These circumstances are usually related to the current real estate market and the borrower's financial situation.

A short sale typically is executed to prevent a home foreclosure, but the decision to proceed with a short sale is predicated on the most economic way for the bank to recover the amount owed on the property..."

While it makes sense it might be beneficial for a lender to approve a short sale instead of allowing a home to go into foreclosure, the path to getting a short sale transaction closed can be extremely frustrating for all concerned. What buyers need to understand with these transactions is that it may take many months before they find out whether or not their offer was accepted. AND, once an answer is finally given, their offer may not be the one the bank has chosen to move forward with.

I have a short sale listing. I have brought 6 seperate contracts to the lender(s) for consideration. In December of 2008 we thought we were going to be able to finalize the sale for an amount over list price. It was a great deal for the banks. But because there was a 1st AND 2nd mortgage on the property, the deal fell apart over $2500. The two banks couldn't come to an agreement between them. The current offer now being considered is now about $50k less than that first deal. Not only are the banks getting considerably less than they could have gotten, the house has now been vacant for 9 months and is looking VERY sad.

Does all this mean a buyer should stay away from short sales? Not necessarily. But they need to be prepared to sit it out for the long-haul and know that even after exhibiting great patience, they may still end up with nothing for their efforts.

New Connecting Road - A plus or Minus for Corte Bella?

Work on El Mirage and Deer Valley Road has started (Click on the link to see the full report plus a map of the work to be done)

Starting Monday, July 14, 2008, the Maricopa County Department of Transportation (MCDOT) contractor will begin roadway construction of a new segment of El Mirage Road extending from Deer Valley Road to SR Loop 303. The project will construct a new six-lane (three travel lanes in each direction) roadway extension of El Mirage Road from Deer Valley Drive to Williams Road and widen the existing El Mirage Road between Williams Road and SR Loop 303. Construction is scheduled for completion in Spring 2009.

The new road will border the east boundaries of Sun City West & Corte Bella, opening up a much needed passage from Bell Rd to the Loop 303. Many Sun City West and Corte Bella residents that back up to the proposed road may be unhappy as this will undoubtedly affect future property appreciation values. The needs of many have outweighed the concerns of some however. This is a much needed route that will eliminate congestion on other area roads.
