Foreclosures in Trilogy Vistancia, Peoria Arizona for 2009

As of this writing there are no active foreclosure listings in our regional MLS for Trilogy Vistancia but you can click on the link above to check the current status.  There are a couple that are pending close of escrow.

Out of 87 resale homes sold in Trilogy Vistancia in 2009, 22 were foreclosures.  This equates to 25.3%.  While this is one of the highest percentages in the Arizona active retirement communities, it is still significantly less than the city of Phoenix where 65.9% of the homes sold this last year were foreclosures, or the current national average for that matter. Take a look at the chart below.

It is important to note that anytime the builder is still actively marketing homes in a community it is more difficult to sell the resale homes.  As a result many go into foreclosure or are sold as short sales.

Trilogy at Vistancia, in Peoria Arizona, continues to receive recognition for excellence.

For the 3rd consecutive year J.D. Power & Associates reports that Trilogy Vistancia by Shea ranks highest in home buyer satisfaction when it comes to active retirement communities.

I also ran across a flyer saying that Trilogy Golf Club at Vistancia was honored to have recently been recognized as one of only 23 courses by Golf Digest magazine with their highest possible rating - 5 out of 5 stars.

This designation, determined by combining the opinions of official Golf Digest raters with the online responses of the general public, was only given to two dozen courses in North America (and no others in Arizona).

For those of you considering buying or selling a home in Trilogy up in Peoria, AZ, I just posted resale home quarterly sales figures that go back to January of 2008. Sales were up this last quarter but the sad fact of the matter is, most of the homes were sold as foreclosures or short sales. Even the majority of homes not technically listed as a Trilogy short sale were still sold below the sellers original purchase amount.

In looking at the tax records it would appear there are about two dozen more properties that are scheduled to go into foreclosure. Some of these may be successfully negotiated as short sales but others you will undoubtedly see come up on my Trilogy at Vistancia Foreclosures web page. This is a great opportunity for buyers to pick up some gorgeous properties at a huge discount.

I also just posted all the Trilogy Floor Plans on my website. These are, of course, available on the builders website but for those of you unfamiliar with the different models I wanted to make it easy to refer to the plans while looking at the Trilogy resales.

Update June of 2009 - The homeowners in Vistancia ROCK!  APS is going to use a different route.  One that will not affect people's home values in the Vistancia neighborhoods.

The residents of Trilogy & Vistancia are protesting APS's proposed location for new high tension power
lines.  Can't say I blame them.  I can't stand having to drive under and around them just to get up to this beautiful community.  Once you get up the hill you can't see them but the drive up is not pretty.

The proposed route for the new power lines could make things worse.  Will they win the war?  Who knows.  My experience has been that the voices of the few seldom have a chance against progress for many.  Click HERE to see the article.
