Just posted!  Homes sold in Sun City Grand, August 2010

Picture break... I was out in Sun City Festival yesterday taking pictures of my two new listings when I came across this gorgeous display of color.  Even though Bougainvillea can be quite messy I will always make room for them in my landscape.

Anyway... back to business.  There were 27 homes that closed escrow in August in Sun City Grand.  4 were golf course homes, one was a La Solana condo, two were foreclosures and one was a short sale. 

There is also a Hacienda that sold soooo far below market value that you will surely think it must be a typo.  It isn't and I don't know what the circumstances were for the seller to basically give it away.  It would have sold for more as a foreclosure (unless there was some serious defect I am unaware of).  In any case, some buyer hit the jackpot.  These kind of deals don't happen often in Sun City Grand.

Home Sales for Sun City Grand Real Estate - Things are looking up!

Half yearly Sun City Grand home sales are up this year compared to the first half of last year.  I've posted the sales month by month on my website for the last 2 1/2 years.  Click on the links below to see this years month by month sales then scroll down to see the chart that shows the resale sales for many of the west valley Arizona retirement communities.

A recent article in the Arizona Republic states why Sun City Grand is weathering the real estate storm better than other valley communities.

Pam and Randall Nottenkamper spent five years searching for the perfect retirement community.  The California retirees stayed a month in Tucson, three months in Palm Desert, Calif., and toured complexes in Scottsdale and Peoria.

In the end, they chose Sun City Grand in Surprise.

Pam Nottenkamper is 58 and her husband is 68. That's young, according to those who recruit for the Valley's retirement communities.  The couple liked Sun City Grand because of the golf courses, the activities and the chance to have neighbors who are a lot like them.

"You want people you are going to relate to," Pam Nottenkamper said. "The people we met at Sun City Grand are in our age group."

Her husband noted that other communities, such as Palm Springs, seemed to be older.

That perception of youth may go a long way to explain why Sun City Grand retained its property values better than any other community in Maricopa County during the real-estate bust that has gripped the Valley for several years.

Boomers are the target

The Nottenkampers fit into the most targeted demographic of Sun Cities everywhere - Baby Boomers between the ages of 55 and 65.

While residential property values fell an average of 15.2 percent across the Valley last year, Sun City Grand's houses fell just 3.78 percent, according to the Maricopa County Assessor's Office.

Phoenix home values went down by an average of 25 percent and Youngtown, the worst hit, averaged losses of nearly 49 percent.

The search for youthful stability prompted Sun City Grand residents to lower the community's age restriction to 45 years old from 55 years old. The 2007 initiative easily gained the 67 percent approval rate needed to pass.

Betty Spencer, 81, was one of the Grand residents who voted to lower the age limit.  "I thought it was great," said Spencer, who now is friendly with two or three younger families on her street.

Sun City Grand Resales - January 2010

There were 25 properties that sold in Sun City Grand this year in January compared to only 16 in January of last year.  In 2008 we had 33 homes that sold, seven of which were golf course lots.  This year only one was a golf course home and 3 were foreclosure properties, which brought the price per square footage down some.  One of the foreclosures backed up to a busy interior street and one, while beautiful, was (quite literally) a stinker of a house with possible mold and definate cat urine everywhere. 

If you see other sales that look like exceptional deals the first thing you should do is Google map the address.  There were several that backed up to very busy roads or highways and some that had views of the power lines.  As I have said in previous blog articles... the best "deals" in Sun City Grand quite possibly have location or condition issues.

Foreclosures in Trilogy at Vistancia, Peoria Arizona

Foreclosures in Trilogy Vistancia, Peoria Arizona for 2009

As of this writing there are no active foreclosure listings in our regional MLS for Trilogy Vistancia but you can click on the link above to check the current status.  There are a couple that are pending close of escrow.

Out of 87 resale homes sold in Trilogy Vistancia in 2009, 22 were foreclosures.  This equates to 25.3%.  While this is one of the highest percentages in the Arizona active retirement communities, it is still significantly less than the city of Phoenix where 65.9% of the homes sold this last year were foreclosures, or the current national average for that matter. Take a look at the chart below.

It is important to note that anytime the builder is still actively marketing homes in a community it is more difficult to sell the resale homes.  As a result many go into foreclosure or are sold as short sales.

Foreclosures in Arizona Traditions Surprise Arizona for 2009

There were seven Arizona Traditions foreclosures that sold this year vs. two in 2008.  As of this writing there are no foreclosures listed in the MLS but if you click on the link above it will take you to a page on my website that will show current foreclosure listings in Arizona Traditions.

Out of 42 resale homes sold in Arizona Traditions in 2009, this equates to about 16.7%... higher than many of the other Phoenix retirement communities but still significantly less than the non-age restricted communities in Surprise Arizona where 60.7% of the homes sold were foreclosures, or the city of Phoenix where 65.9% of the homes sold this last year were foreclosures. There were 38 Sun City West foreclosures that sold this year vs. 15 in 2008

Out of 719 total homes sold in Sun City West in 2009, the 38 foreclosures equates to only 5.3%... making Del Webbs Sun City West and Sun City Grand two of the healthiest of all the valley Arizona retirement communities.  Compare this to the city of Phoenix where 65.9% of the homes sold this last year were foreclosures. Foreclosures in Corte Bella, Sun City West, Arizona - 2009

There were 24 Corte Bella foreclosures that sold this year vs. 4 in 2008.  It looks as though 2010 will see at least as many, but could have many more than 2009 as the Corte Bella real estate inventories are running still higher than the current demand.

Out of 101 total homes sold in Corte Bella in 2009, the 24 foreclosures equates to 23.8%. This is one of the highest percentages for the Arizona golf retirement communities but is still quite a bit less than the city of Phoenix where 65.9% of the homes sold this last year were foreclosures, or the current national average for that matter.
