This is the time of year my phone starts ringing from sellers wanting me to list their home.  This week I met with a really sweet couple who have a home to sell in Sun City Grand.  They have a very nice home with some great features. 

The problem?  The lady of the house is a collector of dolls and figurines and they were EVERYWHERE!  Before I said a word she knew she was going to have to get rid of them but I could tell she really didn't want to and wasn't completely buying into my telling her that buyers would have a tough time seeing past her things.

Preparing a home to sell can be a very inconvenient undertaking but I can't stress enough how important it is.  The few times I have let clients have their way or haven't insisted they define spaces better, were the times the listings languished on the market.

Sun City Festival Gala - Listed & SOLD in 1 day!

Actually I was able to sell it before it even went into the MLS.  Does this happen often?  No, but I do have a number of buyers at any time who are watching for the perfect Gala to hit the market.  This time I had my buyers in town ready, willing and able.  AND... this Gala was special because it has an extended, private block walled backyard in an excellent location.

What is the perfect Gala listing?  It generally comes down to location, location, location since (generally speaking) there isn't much difference between the individual Galas that hit the market.  Of course there are exceptions when it comes to neglected short sale or foreclosures homes, but for the most part they all have granite counter tops, upgraded cabinets and tile where you want it.

Unfortunately (or fortunately if you are the buyer), the prices are pretty well set due to what the new home construction is selling for and what the appraisers say the homes are worth.  That generally means the sellers are taking a loss because most have added improvements to the property that they aren't going to be able to recoup.

The good news is, the resale home market is decent to good in Sun City Festival... at least for the Sun City Festival resale listings under $250,000 or so.

The Ken Meade Realty office I work for is located in the heart of Sun City Grand Surprise AZ. I knew this was the location for me as soon as I heard they were opening. There are numerous benefits, not only for myself as a realtor but also for my clients, to working in the only real estate office within "the walls" of Sun City Grand. Being one of the closest realtor offices to the newest of the Del Webb Sun City communities makes our office a natural choice for these sellers, but this is also a way to generate interest with buyers who may not be familiar with the other retirement community options.

This is especially true when it comes to the gated communities of Arizona Traditions, Corte Bella, Trilogy at Vistancia and Sun Village. Many people desire the security of a gated community but then find it more difficult to get the needed traffic to their homes when it comes time to sell. Having your property flyer posted in a location that gets lots of foot traffic is a plus.
