For those of you still waiting on the sidelines wondering when the "right time" to buy your winter getaway might be... read on! Things were unbelievably busy in our Ken Meade Realty Sun City Grand office this last weekend. It felt like a day in the middle of our peak snow-bird season.
I myself had two sets of buyer clients I was working with. On Sunday when I walked into the office to meet with one couple and their friends, every one of our four conference rooms was overflowing with buyers and an agent was even using our managers office for their clients.
It would appear I'm not the only one thinking we could be getting close to the bottom of our market in some of the Phoenix area retirement communities. In addition to all the activity in the office, there was a sense of frustration with some buyers as they weren't finding an abundant supply of homes to look at.
Of course it all depends on what you are looking for. Right now just about anything, particularly homes in good locations, under $250k is getting traffic. There were two homes on Sunday that went under contract while my clients were taking a look. And... I can only speak for myself, but I have a number of clients just waiting for the new listings to show up. They have money in hand and are waiting for the right property.
