OK, I'm sorry... I apologize for the blatant self promotion. I want to make a point though... business is picking up and I'm not the only one who was crazy busy last month. I'm not just referring to the normal increase we start to see this time of year as the "snow-birds" start to return. I am talking about October sales for this year compared to October sales last year.
I had reported earlier that Sun City Grand home sales this October had better than doubled what they were last year. This made me curious to see how the other communities fared last month. What I found is the Arizona Sun City communities did far better than the other area retirement communities did as far as resales go, with real estate in Sun City West & Sun City Grand doing the best.

It is important to note, Sun City Grand real estate sales to date are down this year (308) from last year (344). I believe this is because golf course sales dropped dramatically along with everyones retirement portfolios this last year. Sun City Grand also has far fewer foreclosures than some of the other communities so the people looking for "the deals" are heading to some of the other communities.
Sun City West sales YTD are up slightly
Sun City sales YTD & Arizona Traditions YTD sales are virtually unchanged
Sun City Festival real estate resales have picked up from 5 this time last year to 33 YTD in large part, I believe, because of the change in the new build program as well as the location of many of the lots the builder is trying to develop at this time (i.e. power lines)
PebbleCreek resale sales have dropped off significantly from (117) same time last year to (71) YTD this year.
The other two communities that are showing increases over this time last year are Corte Bella resales (from 54 to 82) & Trilogy Vistancia resales (from 50 to 84). This, in large part, is due to the number of foreclosures & short sales that are popping up in these communities. Many of my clients are looking for newer construction and a "good deal" and that is what these two communities appear to offer.
All in all, we may see some tremendous sales in the coming months. My Canadian clients are confriming their dollar could match ours in the next month or so. The last time that happened we were selling homes like hotcakes!
